How do I use the Offers Section in my Dashboard?

Using the Offers Dashboard to Share, Compare, Sort, Accept, Counter and Reject Offers.

Within your InstaShowing Dashboard, there are many sections. In this article, we will go over every detail on the Offers section.

First, make sure you are logged in to By default, you will be brought to the Listings section of your Dashboard. Using the navigation menu on the left side of the screen, click Offers.Screen Shot 2021-10-06 at 1.22.34 PM

By default, you will see any offers sent to (or entered by) you displayed on this screen. There are several options available from this screen.

The first option is the toggle in the upper left. Here you can sort between offers you have submitted via InstaOffer, and the offers you have received, by clicking the desired option. The option with dark text and underline is active.

To the right of that toggle, below the
Support button, you'll see two symbols representing list view and grid view. List view is the default view, and the first layout we'll cover. List view shows the most basic offer information, including their status. Grid view allows you to compare the offers more easily.

At the top of each view, you can confirm which offers you are viewing, in this case we are seeing the offers this agent received.

To the right of that, you will see a Share All Offers button. If you click this button, you will be asked for a destination email address for the offer data. Note that all offers visible on the page will be sent to this address. While it might make sense to send offers from all of your listings to an assistant or supervisor, you may not want to send clients information on offers for other homes.

Further to the right, a dropdown menu will allow you to narrow your offers down to those for one specific listing. If you wanted to send a client all the offers that have been made on their home, select their listing from this menu, then go back to the Share all Offers button to the left.

List View

List view is where you get a basic overview of what's going on with your offers and looks like your average table. Each row represents an offer you received for one of your listings.

The first column, Property, displays the street address associated with the offer, along with a thumbnail from the listing. 

The next column is Name, where the buyers agent information is displayed. We'll display the photo (if we have it), name, email address, and phone number in case you need to get in touch with them in a hurry.

In the Status column, we will show you the status of each listing. Every listing starts out as Unread, and won't change until you open the listing to review it.

After you have reviewed the offer (if you don't Accept/Counter/Reject first) the listing status will change to Read

If you and your client accept the offer, the status will reflect it as Approved

If you send out a counter offer, the status will say Countered.

And finally, if you decline the offer, it will show as Rejected.

The next three columns include the Offer Price, Down Payment, and Loan Type at a glance.

And finally, in the Action column, is the View Offer button, which will display the full offer including the uploaded documents.

Grid View

Grid View is meant for comparing offers and allows you to see all the details. You have the same data above the table: the toggle between sent and received offers, the view toggle, chart title, share all offers button, and the drop down to display all listings for a specific property.

For this example, we'll compare the offers submitted for one property by selecting the Select Offers for Specific Listing dropdown menu and choosing the property with offers to compare.


Below we can compare two offers for this property. Every row corresponds represents the data input by the buyers agent, including the financial information, exceptions, inclusions, contingencies, and offer expiration. Screen Shot 2021-10-06 at 1.26.03 PM

Clicking View Offer at the top will allow you to edit the offer, download the attached files, or respond to the offer.
